I think gabions look really sharp but drainage is the name of the game out here since the flooding in 2014. I spoke with the drainage dept and they said I'd have to have a plan for drainage, like 16" openings along the bottom and possibly approved by a civil engineer. For a block wall we must rotate every other block on the first course so that the 2 open squares will allow water to flow through.

Yesterday I spoke with the other important neighbor, the one with the large boulders protecting the well. He was pleasant and I think that was pure luck with my timing. While we were talking the first important neighbor I spoke with came out and the 3 of us were able to discuss the road and fence. I was given permission to move his boulders, clear brush, and grade the easement so long as I don't mess with the well. There was a little back and forth as to why I don't give up a few feet and I know the first neighbor has been doing as much research as I have regarding deeds, easements, and property lines. The good news is our research is consistent cause neither of them is asking me to stop and they're both willing to make changes.

Today neighbor 1 was taking that scaffolding style fence down as I left on my Dyna for a meeting in Tucson. My old lady text me pictures of nabe 2 out in the road area. When I got home this afternoon it didn't appear that too much changed except for nabe 2 haphazardly placing a "no trespassing" sign on the well. I dont know who its intended for or what he's hoping to accomplish with it but I am going to start moving rocks.

Yesterday I finally found the well information regarding that well in the easement. The county issued the permit for that well to be drilled 70' in from the property line. They drilled it about 16' in.

If nabe 2 confronts me as I start to clear boulders I'm not going to argue with him. I am going to immediately register 2 separate code violations with the county. 1) blocking an easement 2) well drilled out of compliance with permit

I don't care if they have to drill a new well, should've played nicer with me

I'd at least tell the neighbor your intentions. But you have the right to carry on. Check into if your state is a one or two party consent for audio recording. Just hit record on your phone and let him do the talking.....

I got after his creosote bushes in the easement this morning. While doing that the PITA nabe approached me and said she wanted to drill a well but county says my leach field prevents it, she'd like someone to come out and verify the exact location of my field. I love the fact, she'll need to wait for my fence to be done and have her husband help me clear the easement first.

Important nabe 2 drove by and asked what I was doing, I told him clearing brush and he laughed and said OK, said "the well isn't moving" I said "I'm not touching your well" he drove away.

This is getting interesting!!!! At least you know you are within your right to be doing whatever you are doing and there is nothing they can do about it

So here we are at the southwest corner of my lot, looking north. You see a couple of rebar markers and I believe the capped one is the true corner. My surveyors put the flag on the other one. My neighbor is so petty he wanted to argue about which rebar to use.

Your surveyor should have noted both of them on his map.
We never pull them out. But now you have a pin cushin.
Probably caused be a small error in calculation.

We run in to that all the time. Our job is not to reinvent the wheel, Just make it work.

Most of the time old markers and old fence will stand precedent.

Did the surveyor put a cap or tag of sorts on the new pin?

He did not, he basically flagged the existing 1/2" rebar with caps, but somehow missed that one, likely cause it's buttF'n the t-post

so the nabes decided to collaborate and asked me to cease my efforts so they can sort this out "legally"

thank God my pops was here and handled that conversation cause he is an expert at that

so I have filed multiple complaints against them, and I will retain a civil litigation lawyer in the morning, the temp just turned up a few degrees in the New Rivers LOL

They basically told me I can not continue clearing the easement. Dumb move on their part. I was willing to do the work for them. My fence is going in Friday starting with the 8" schedule 80 steel pipe on the corners with about 800 lbs of concrete anchoring them in the ground, and concrete filled.

So now they may have to drill a new well and clear the easement themselves.

Oh man, I would just advise to get some surveillance cameras going when you are out there working, you never know what lengths people will go to defend their/your turf. Looks like temperatures are rising in the desert.

I hate that this is an issue but it is what it is. Nabe 1 told me he's talking to an attorney and isn't supposed to tell me more than that. He's talking like just because he has the easement doesn't mean there has to be a road on it.

Now for more productive things, I added one of my shop lights to the well house. My shop lights dont have a shop to illuminate for now so this is good for me.

The nabe I share a well with loaned me his Milwaukee hammer drill, it's old school and heavy, to drill pilot holes for the fence posts. I was able to set these 4 and get the spade underground. A side shot of the front fence.

Also, here are 2 more bull snakes! The smaller one I grabbed by the tail last night- yeah beers were involved. The one under the patio is likely the big one from earlier this year.

Those are the good guys. Although they do look like a rattler.
They eat the rodents and will go after baby Rattlers.

I might relocate him away from the house, like out in the weeds, but I'd let him live.
