oh yeah, on Monday the gals found a bull snake while I was at work, scared them pretty good but I'm thrilled to see him, I hate snakes but I'm much happier to see a bull than a rattler

he was hanging out under the carport, then took refuge under one of the sheds

having issues with sunlight hitting the garage door sensors, a quick Google search gave me the idea! however I haven't seen any other "aluminum" covers out there

and thinking about it, maybe light will bounce around in there and distort the beam, I'm thinking it needs to be a flat, light absorbing shade, I'll see if I have some flat black or gray primer to paint them

You're lucky to have all these beneficial snakes, and they are lucky to have a knowledgeable, level headed person, that doesn't just kill a snake because it's a snake.

Those folks that say "the only good snake is a dead snake " not only don't know how ignorant they are, but how supidily childish such a remark is.

well my instinct was to kill him but I'm glad I didn't, I know what rattlers look like and I will kill them on site, but the non venomous ones are welcome

on another note, those beer can garage door sensor shades are working perfectly!

we share a well with one neighbor which is more or less a fascinating social experiment in my opinion, he's 79 years old to my 36, he's completely fascinated with my welding and toys and such and has started giving me the real dirt on the nabes, so I have some super minor complaints which have to deal with property lines and to call them complaints is too strong, they are curiosities, I have 2 easements on my land and I could not tell you (nor can the almost 80 year old) if our fences are remotely in the right spot, add to that- my backyard nabe, (who 79 y/o has been butting heads with for years) very well may be encroaching on 20'+ of our property with their drive way, at any rate, the well neighbor feels our fence may be in his favor and he's willing to split the cost of a surveyor which I'm all too ecstatic for. I understand with a survey I may actually lose some yardage and I am totally content with that, I'll get it surveyed and draw very firm very permanent lines, whatever that does to relationships, so be it

You got my curiosity. I work with a surveyor. We get calls all the time from feuding neighbors. I find it funny how people will fight over a few inches.

If you fence is off the line real far, ask if he could put a few flags "on line"
Once he finds your corners put a Tpost next to them so they don't get disturbed again.


Didn't you get a survey done when you moved in? The bank usually wants what's called an ILR. A quick survey of the property and the buildings on it. It's not the finite plat but could help you find the corners by yourself.
Got a metal detector?

this is getting super weird, we did not get a survey upon closing, my dad lives near and he has a metal detector, I've been "shopping" surveyors and one sent me a survey that was done in 1997, shows a 20'x20' easement in the back corner of our lot, however, that easement was not disclosed upon closing- why its an issue- 20', not just a few inches, it totally looks like the lot behind us has cut a corner through our lot to enter and exit their lot and it doesnt look right at all, feels like we're being taken advantage of, but there it is on the 1997 survey, why wasn't it disclosed to me by the seller, need to find out for sure before I start lighting fires OR learning to live with it

You can go to the court house and view the public records. All that should be there and your neighbors too.

the survey was eye opening at the least, it's clear people have been taking advantage of this lot and that ends with this guy as the owner, all I will say for now, is that while the surveyors were marking the ground, one neighbor ran out and tried to tell them "they were wrong" and got all huffy puffy with me- just for marking corners

Did they find the original corners or had they been removed/ never placed?

Usually the neighbors come out and want to know and are pretty friendly.

Tell your neighbor a surveyor with an engineering degree and a GPS setup that's worth more than their new truck and official papers aren't "wrong"

I have heard of stuff similar like this....people and there upityness...

There was a case near where I live, where a section of property was improved due to needing a culvert and stream preservation.
One neighbor did the work, the other thought that he wasnt allowed to do the work and went to question it.
Then surveyors got involved.... Found out the neighbor guy wasnt his land to do with, but after a court dispute about what Is who's land.... the land lines was redrawn to accommodate the upgrades to the area to the neighbor guys plot, as he had done it for many years, the original owner hadn't done nothing....thus he didnt get to keep it...

well it's all comical, so the 20x20 easement on the back corner is correct, its access for the lot behind me, however, once the 20x20 corners were marked it was evident a fence there will severely limit their trailering, turns out the long easement belongs to the guy across the road and he's physically blocked the easement pushing people to drive across my lot, that is soon to change

that lot behind me is the one upset, she asked me "what's the plan here?" I said, I'm fencing in my property, she said they would have to move if I did that, I told her "I understand"

so the wood with orange flag is my property corner, and the pink ground flags mark the corners of their easement, so you see my fence will be in the middle of "their" current driveway

the orange ground flag behind the large rock shows the neighbor put rocks in the easement

as you look at the masonry curved wall, it is along the easement boundary, so at some point, someone knew it was there and built that little wall along it, now someone has placed rocks in the way

the orange flag in the middle of the "road" is the front easement corner on my lot where my fence will be, as my very wise and New River experienced father told me yesterday "you just kicked the hornet's nest"

the surveyor told me often roads are grated where easiest regardless of property lines and that is likely what happened here, however, at the end of the day, I have the right to secure my lot and he has to honor his easement
