Say I want to drive my gokart in a parking lot because my local track is... less than local. How do I find the lot owner to get permission to drive in it? Does anyone have experience with this? Thanks.

Do you have a specific lot in mind? Or just any old place will do?

You can probably rule out any city/government owned property, because they won't want to set a precedent.

You can rule out any corporate businesses... There are umbrella policies that even the top local management can't get around. Liability issues.

So find some places that are locally owned and operated, keep normal business or retail hours, not late hours like a restaurant, bar, movie theater, etc, (they won't want you ripping around their lot while they're open), and ideally, something in the right sort of market, like a hardware store or something. Something the owner is more likely to be motorsports-friendly. Someone that may have a mutual acquaintance is good... Do you know a guy who knows a guy? Small business owners usually work at their business on a regular basis. Poke your head in and introduce yourself. Do it in person, don't just send out a slew of emails.

Hardware store = good.

Bridal botique = probably not so good.

Franchised auto parts store (carquest, auto value, etc) = good

Franchised restaurant (Applebee's, taco Bell, etc) = not so good.

Welding or manufacturing shop = good

Public library = definitely not.

You get the idea.

I was thinking a lot near me shared by a living spaces and a OSH(rip) I don’t think they’d mind but I’m not sure who owns the lot, it might be some third party. So I was wondering how I could find out the real owner.

Go into the Living Spaces and ask if they can give you information about who owns the lot.

Or don't.

Chances are that commercial spaces are owned, or at least managed, by a commercial property/real estate company. Look for one that is vacant and has a "for lease" sign up because the contact information is already on it and there are no tenants to object.

Property ownership is also usually publicly-available information. The assessor's office might have options for looking that up. They do here, but you have to go in person.
