How long have I been rambling on about moving to New River on some acreage? Well I'm under contract for relatively flat 1.13 acres on a hilltop with amazing views of the Tonto National Forest. I will build a home and workshop and not have to fight the city of Phoenix anymore. The kids can race gokarts around the perimeter. The deal is contingent upon an inspection of the well and I am both nervous and anxious. The pump hasn't been powered up in years. I plan to have a block wall secure the lot. The lot size is approximately 150' x 330'. So does anyone have suggestions or websites for lot planning? I plan to have the house, detached garage/workshop, and a guest house. I want the guest house and workshop as far from the main house as possible.

I recommend downloading Sketchup. You get a free trial of their layout tool. Plus regular Sketchup is just an awesome tool to have.

I haven't been very diligent in updating this thread and you are welcome for that. I had to cancel the contract above as the well wasn't producing enough water. Have gone under contract an additional 4 times and have cancelled 3 of those. Part of the problem is that inventory is so limited out there and lots of people are looking. So when something pops up I make an offer before I even see it. However, we're currently under contract and moving forward with a home inspection. As long as that comes out acceptably we'll be moving shortly after Christmas. It's going to take some time to save/barter/build a workshop but at least we'll have ample space to do it. It's kind of surreal.

The home inspection went well, the inspector's biggest complaint is the large carport on the side of the house wasn't roofed properly and that doesn't bother me at all. So the mortgage lender and I have been furiously sending forms back and forth and I believe we'll be moving just after the new year. I am cautiously excited but also have some anxiety as I think about the move. You've seen in my posts how much sh*! we have and it's going to be an undertaking. At least I have a Prospect I can bark orders at ;-)

We have conditional approval from underwriting! And as of today I believe I have gotten them every last stupid %^#$%^ thing they have asked for. We're trying to close 12/29 and ring in the new year in New River!

I DID IT!

closed yesterday. took the boat over there and parked it in one of the horse pens, it was amazing to drive on to the property, park the boat without having to cautiously avoid objects!

I'll try to get some pics when I can, we've stayed here a week, farm animal noises have replaced traffic, there's no smog, you see all the stars at night, my commute to work is now an hour but it flows the whole way with no obnoxious freeway to deal with and oh yeah- it's the "epic" ride weekend "bikers" take so that's pretty cool

my biggest beef so far is that I've only come at night, whether returning from work or returning with a toy hauler full of our stuff, I haven't had any time to enjoy our new home or land, hopefully with the MLK weekend we'll wrap up the move but time will tell

hot dam we're loving this new house, I'm still fuggin exhausted, (like zombie status) but the move is basically done as of this weekend, I still need to go back and load up the trailer for the dump but all of our possessions are on the new property and I spent today tidying up the garage/temp workshop

moved the kid's playground yesterday, what a nightmare

had to cut the dang ol kitchen cabinets to fit the refrigerator

I tested Leonard Mascall's 1500's fillbole mouse trap as we have so many furry nuisances and WOW, got a little guy the first night, I walked him to the large wash about 300 yards away and released him

we had a serious frost last night that froze over the dog's water bowl

SO much more to do

making some progress on the garage, moved quite a few boxes out, hung 2 overhead lights, really lights it up!

I took some pics of the property, the phone doesn't do it justice, I love the hills and mountains we see. I'm looking in to a steel building to install once the old house sells.
